Expert Asbestos Inspection Services in Portland, OR

When a homeowner called us last spring about renovating her 1920s bungalow in Laurelhurst, she had no idea her dream kitchen project would hit a snag before the first wall came down.

I’ll never forget the worry in her voice. She’d just learned from her contractor that homes built before 1980 often contain asbestos, and suddenly her excitement turned to anxiety. That’s when she reached out to us at Mayer Excavating Pros, and we walked her through exactly what she needed to know.

Here’s the thing about asbestos in Portland homes – it’s more common than most people think. I’ve been doing this work for over two decades now, and I’ve inspected everything from charming Craftsman homes in Irvington to mid-century ramblers in Eastmoreland. The material was used in thousands of Portland properties during the building boom of the 40s through the 70s, and it’s still there in many of them today.

But here’s what I always tell homeowners: finding asbestos isn’t the end of the world. Not knowing about it is the real problem. Whether you’re planning a renovation, buying an older home, or you’ve noticed deteriorating materials in your basement, a professional asbestos inspection gives you the information you need to move forward safely. We’ve helped hundreds of Portland families get clear answers quickly, without the runaround or inflated pricing that unfortunately happens too often in this industry.

As a family-owned business that’s been part of this community for three decades, we understand what’s at stake when you’re dealing with your home or commercial property. That’s why we’ve built our reputation on straight talk, fast turnaround times, and fair pricing that respects your budget.

What Our Asbestos Inspection Process Includes

Look, I’m going to be honest with you – not all asbestos inspections are created equal. Over the years, I’ve seen too many homeowners get burned by inspectors who either miss key areas or charge an arm and a leg for what should be a straightforward process. That’s not how we do things at Mayer Construction.
When you schedule an inspection with us, here’s exactly what happens. First, we’ll have a real conversation about your property. I want to know when it was built, what kind of project you’re planning, and any specific concerns you have. This isn’t just small talk – it helps us focus our inspection on the areas most likely to contain asbestos in Portland-era homes. A 1950s ranch in Sellwood is going to have different risk areas than a 1970s commercial building downtown.

Our Sample Collection and Testing Method

During the actual inspection, we physically examine your property and collect samples from suspected materials. We’re talking about things like old floor tiles, popcorn ceilings, pipe insulation, siding, roofing materials, and that textured plaster you might have in older Portland homes. The key word here is “suspected” – we don’t just randomly sample everything. We use our three decades of experience to identify what actually needs testing, which saves you money.
Here’s something that sets us apart: we send every sample to an accredited lab for analysis. None of this “visual inspection only” stuff that some companies try to get away with. You deserve concrete answers backed by laboratory results, and that’s what we deliver. Most of our Portland clients get their results back within 3-5 business days, sometimes faster if you need expedited service for a time-sensitive project.

Understanding Portland’s Unique Asbestos Challenges

Portland’s housing stock presents some specific challenges when it comes to asbestos. We’ve got a ton of beautiful older homes – those pre-war bungalows and post-war developments that give our neighborhoods so much character. But many of these homes were built during peak asbestos use, especially between 1940 and 1980.
I’ve inspected properties in every Portland neighborhood you can think of. The Pearl District lofts with their industrial past, the historic homes in Alameda, those solid brick buildings in Northwest – they all have their own stories and their own potential asbestos concerns. Weather plays a role too. Our wet winters can cause materials to deteriorate faster, which is when asbestos-containing materials become most dangerous.

Why Testing Before Renovation Matters

The other thing about Portland is our strong DIY culture. People love to renovate and restore their homes here, which is great. But here’s my concern – disturbing asbestos without knowing it’s there can turn a simple weekend project into a serious health hazard and a very expensive remediation job. That’s why we always recommend testing before any demolition or renovation work begins, no matter how small the project seems.
We’ve worked with everyone from first-time homebuyers doing their due diligence to commercial property owners preparing for major renovations. Whatever your situation, we’ll give you a detailed report that clearly identifies what was tested, what the results show, and what your next steps should be.
